As a prospective Del Webb Lakewood Ranch home buyer or realtor, you may be looking for information about the operations, financial workings, and governance of our HOA. The documents in this folder contain the information you are looking for. Each document is described in detail and is available at the links below.

Community Rules:

  • Summary of how DWLWR neighborhood is governed as well as the roles and responsibilities of the Homeowner’s Association (HOA), the Board of Directors (BOD), the property management company (Castle Group), and the Board-appointed committees
  • Rules and regulations on how homes and property must be maintained, and residents are expected to conduct themselves in DWLWR
  • Policy for payment and collection of annual HOA assessments and neighborhood assessments

Bylaws and Amendments:

  • The HOA is governed by (1) a Board of Directors who are elected by the members and (2) a set of rules called bylaws. The bylaws govern how the HOA operates and contain the information needed to run the HOA as a not-for-profit business.
  • The Bylaws cover a variety of matters, including:
    • How the members of the Board of Directors are elected and their term lengths, how Board meetings are conducted, Board meeting voting procedures, how often meetings are conducted, authorities of the Board, and officer positions
    • Fiscal management, including budgeting and accounting procedures
    • Procedures for amending bylaws
    • Record retention guidelines
    • Dispute resolution and litigation

Declaration of Covenants, Conditions, and Restrictions:

  • CCR’s Declaration of Covenants, Conditions, and Restrictions describes the requirements and limitations of what you can do with your property. The goal of CCRs is to protect, preserve, and enhance property values in the community
  • In addition, CCRs define:
    • Membership and voting rights in the HOA
    • Common areas, easements, and utility systems
    • Guidelines for assessments
    • Requirements for maintaining units/lots
    • Restrictions on the use of properties              

Sales Application:

  • Buyers must be HOA board-approved

Rental Application:

  • Tenants must be HOA board-approved
